There have been some pretty bad roofs that we have worked on but this year this home takes the cake. The sheer amount of algae, lichen, and moss that was growing on this roof was impressive. The strange part about this is that these plants usually like to grow in heavily shaded areas but this home was in direct sunlight for about half the day, so there should never be this much growth. This indicated that there was a serious leak and that the decking layer was extremely saturated with water.
We started this roof replacement by ripping up the old shingles and inspecting the decking layer below. As expected it was soaked most of the plywood sheets were rotting and moldy. Once every rotted sheet was ripped from the roof we moved on to replacing them. For this home, we used half-inch sheets of plywood. Once these were installed we laid down decking tape over all the seams, six feet of Sealeron Ice and Water along all the eaves, rake edges, overhangs, and valleys, and a synthetic underlayment over any remaining uncovered wood. Finally, we could install the new shingles and this customer decided on our IKO Dynasty Shadow Brown Shingles. When installing the shingles we also installed flashings around all the openings in the roof like vents and chimneys. We also install flashings anywhere shingles conjoin with the siding.
Life's unpredictability and the accompanying stress can be quite overwhelming. Therefore, our primary objective is to alleviate these pressures whenever feasible. In the instance of this particular client, we efficiently accomplished the task within a single day, ensuring minimal disruption to their daily routine.
For this job, we ended up doing a full roof replacement for the home as well as the detached garage. The roof on both the home and garage was not in the best condition, especially for its age.
The first thing we did in this replacement was ripping up the old shingle and inspecting the decking layer below. Both decking layers were rotting and were starting to mold which was caused by water leaking through the shingles and where the shingles meet the siding. We ripped up every sheet of plywood on both buildings and replaced them. Once this was done we laid down decking tape, Sealeron Ice and Water, along with a synthetic underlayment. These three layers work in tandem to seal your roof and home from the elements, they also act as an insulator.
Finally, we can install the shingles and flashings, when installing the shingles we always start at the bottom and work our way up to ensure the shingles are perfectly overlapping and water is directed into the gutters and off the roof. The flashings are installed on any openings in the roof like vents and chimneys. They are also installed where the shingles touch the siding to help prevent leaks. This roof was fully installed in less than a day, and the customer can have a piece of mind knowing that this roof will protect their home for the rest of their life.
