Brand new flat roof installation for this home in Hamden

This customer called us out to their home because a small section of their roof was leaking. This part of the roof happened to be a flat roof and instead of shingles so we installed an EPDM system. 

 

This system works differently than a shingle roof and they are mainly installed because of a low sloped roof. If the slope of a roof is too low typically a four-pitch and under an EPDM or SBS roof should be installed. 

 

The first step to a rubber roof is to strip the existing roof down to the decking layer and inspect it to see if it needs to be replaced. If it is an older roof then the wood needs to be replaced more often than not because the original installers used to glue the ISO boards directly to the plywood decking layer instead of using fasteners. Once this was done we laid down our own ISO board which is screwed down with the help of a 2-inch diameter plate. We also follow a specific pattern to ensure that the entire board is secure. 

 

Next, we lay down the rubber, this rubber is secured using a specially-made rubber adhesive. This adhesive is designed to mate the ISO board and rubber together and is extremely sticky creating an amazing bond. In the past, this adhesive needed to be rolled onto the rubber and then had to sit for about 30 minutes so it could tack up but now we can spray the adhesive and apply rubber immediately making the process more streamlined and exact. We also removed the siding on the wall to wrap the rubber up the wall then secured it with adhesive and a termination bar. 

 

To finish off the roof we add C-6 rake metals all around the edges of the roof and tape all the seams with a special seam tape. This was a small and simple job that took just under half a day, but by the end, the homeowner was ecstatic with the final product and glad they went with Brown Roofing.

Brown Won't Let You Down!

Roof replacement on this massive home in Hamden, CT

This job was massive, this roof was over 4,800 square feet with complicated gable dormers. There were spots all around the front side of the home that were covered in lichen. Even on a hot sunny day, the front of the roof remained cool and damp which signified that there was major water damage within the roof.

The first thing that we did was rip up the old shingles. After that, we could take a better look at the decking layer below. Sure enough, the roots of the lichen reached the plywood allowing water to seep through into the home. This water causes the decking layer to rot and mold over time.

Next, we ripped up every rotting piece of plywood and replaced them with brand-new sheets of plywood. Once this was done we laid down decking tape, Sealeron Ice and Water, and a synthetic underlayment. These three layers help insulate the home and they also help seal the home from the elements. 

Finally, we can install the shingles and flashings. When installing the shingles we always start at the bottommost edge so the shingles overlap properly. We install the flashings over any openings in the roof like vents and chimneys, but we also install them anywhere the shingles meet the siding.

Now that this customer has a brand new roof they can have peace of mind knowing that their home will be safe and sound all year round.
