Roof Wear Before Replacement
Inspector Austin noticed signs of weathering on the shingles. This type of wear causes the roof to become susceptible to water damage, which can lead to further issues.
Ice Buildup on Flat Roof
This homeowner also has a flat section of his roof. The International Building Code currently disallows the installation of asphalt shingles on a roof with a pitch (slope) below a certain extent and instead requires a special flat roof to be installed. In this photo, you can see how shingles on a flat roof have made it difficult for water to properly roll off, causing an ice buildup. This buildup will more than likely cause structural damage over time.
Shingle Removal Begins
The teardown begins at the top of this roof. The shingles are removed, and the plywood underneath is exposed.
The Roof Is Completely Stripped of Plywood
Project Manager Connor determined that all of the plywood on top of the roof showed signs of severe deterioration and mold, and that all of it would need to be replaced. After consulting with the homeowner, the crew was given the go-ahead to remove all plywood from the roof.
New Plywood Is Laid
An entirely new base of plywood is laid down by our skillful crew. This new plywood creates a strong, structurally sound foundation for our new roof.
New Plywood Completion
The crew completes the new plywood base. The plywood is fastened down with nails and metal clips to ensure structural integrity. The crew will solidify this layer even further by taping up the seams using our heavy-duty SealoronXT Deck Tape.
Ice & Water Shield Applied
The next step is to apply underlayment. This is a thin layer of material that protects the plywood from water damage that could be caused by rain, snow, or ice. This ensures that the homeowner will never again have to replace their entire roof decking.
Flat Roof Underlayment
A special underlayment of Polyglass Elastoflex is applied to the flat roof of the house.
Flat Roof Is Applied
The final layer of the flat roof starts to be applied. The material is a strong polyester membrane built to withstand extreme weather conditions and made to prevent standing water.
Shingles Are Installed
Now that the plywood and underlayment are installed, it's time to put the shingles on. For this roof, the team used IKO Dynasty shingles in one of our most popular colors, Granite Black.
Completed Roof Installation
This roof is complete. Along with the beautiful shingles, you can see a neatly installed ridge vent allowing proper attic ventilation, a roof boot that prevents leaking from occurring around the pipe vent, and metal flashing installed around the chimney, which also prevents leaking.
Flat Roof Completed
This is the final look of the flat roof laid to perfection by our expert crew. This smooth polyester finish ensures that water and ice buildup no longer occurs.
