This closer look at the old roof shows moss growth in and around many shingles, indicating significant moisture damage.

Before: Stains from a Leaking Chimney
The warped shingles and dark stains around the chimney and the valley of the roof are more signs of moisture damage and, most likely, a leaking chimney due to insufficient flashing. Let's get this new roof on!

The Property Is Protected
Before the teardown begins, heavy-duty tarps are placed to shield the homeowner's property from debris.

The Teardown
As the crew strips away the old shingles, they expose the roof's structural foundation, known as the sheathing. Yanik's home features a type called "skip sheathing," commonly used for wood shake shingles due to its breathability. However, this style lacks the structural support needed for heavier architectural shingles.

New Plywood Is Installed
To create a strong foundation for the new architectural shingles, durable 1/2" CDX plywood is installed over the skip sheathing, precisely fitted and securely nailed into place. Each sheet is numbered for easy tracking, ensuring the homeowner receives an accurate count of the materials used.

Seams Are Taped & Rain & Ice Shield Is Installed
As an additional layer of protection, all-weather deck tape is applied to the seams of each plywood sheet. For extra reinforcement, more vulnerable areas like the edges and valleys are covered with Ice & Water Shield, a specialized membrane designed to protect against damage from extreme weather conditions.

The Underlayment Is Installed
A thin layer of synthetic felt underlayment is applied across the remaining areas of the roof, ensuring that the entire surface of the sheathing is fully covered and protected.

The New Shingles Go On
With all of the underlayment in place, it's now time to start installing the new shingles! Brown Roofing trusts IKO Dynasty shingles for all roofs backed by our 50-year warranty. These premium-laminated shingles are known for their durability and style, and Yanik has selected the sleek shade of Summit Grey for his new roof.

New Flashing on the Chimney
To ensure leaks never happen again, a strong flashing is installed around the chimney where it meets the roof. This is a thin metal barrier that keeps water from seeping into the vulnerable junction.

The Finished Look
Ridge vents and ridge caps are installed at all of the highest points of the roof. After that, and a couple other final touches, the new roof is complete!
